Guests rarely write reviews about square metres. They write about the shower, the bed, the wifi and how easy it was to get in. Here is where attention actually pays.

Reviews are won in the first ten minutes

A guest forms their opinion between opening the door and putting their bag down. If the entry is straightforward, the space smells clean and the first impression matches the photos, almost everything that follows is forgiven. If they cannot find the key box in the dark, the rest of the stay starts from a deficit.

The details guests notice

  • Arrival that works at 2am. Clear instructions with a photo of the entrance, a lit doorway, a code that has been tested that week.
  • Genuinely clean bathroom. Not "tidied" — descaled taps, clean grout, no hair anywhere. This is the single most common cause of poor ratings.
  • Enough hot water and real water pressure. Test it yourself after every maintenance visit.
  • Blackout in the bedroom. Curtains that actually block light, and no standby LEDs facing the bed.
  • A bed that is comfortable. A good mattress protector and a topper cost less than one bad month of reviews.
  • Wifi that holds a video call. Post the network name and password somewhere visible, not only in the app.
  • Charging where people sleep and sit. Sockets by each side of the bed and near the sofa.
  • Basic kitchen that functions. Sharp knife, chopping board, a pan that is not warped, salt, pepper, oil.
  • Starter supplies. Toilet paper, soap, shampoo, bin bags, dishwasher tablets — enough for the first days.
  • Somewhere to put a suitcase. Luggage rack or clear floor space, plus proper hangers.

The house guide nobody reads — and how to fix it

Long laminated binders go unread. A single page by the door with the wifi code, the bin day, how to work the air conditioning and a phone number solves ninety per cent of guest messages. Put everything else in the digital guide.

Small investments with the highest return

  • Two sets of white linen per bed, so turnover never waits for laundry.
  • A second set of towels in the same colour and quality.
  • A dimmable or warm bedside lamp instead of a single ceiling light.
  • A fan, even with air conditioning.
  • A small kettle and decent mugs.

Consistency beats generosity

A welcome basket is pleasant, but it does not compensate for a shower that runs cold. Guests rate reliability. The goal is that the tenth guest finds exactly what the first one did.
