Rather than scattering units across a whole island, we concentrate on a small number of condo residences at a time. When our team is already in a building every week, a turnover between two stays costs less to run, linen and supplies are stored on site, and someone can be at the door in minutes instead of hours.
That is what makes the practical things easy: who holds the keys, who cleans between stays, who answers a guest at 11pm, and who walks up to the unit when something needs checking.
Owners usually start the same way — a free review of the unit, then a decision.
Management options
Choose the Solution That Fits Your Property
Two ways to work with us. Both keep you the owner; they differ in how you are paid.
Professional Management
You remain the property owner and keep the rental income. We run the rental business: listings, pricing, guests, housekeeping coordination, maintenance follow-up and reporting.
The commission applies to all reservations, including guests you refer. Guest cleaning fees are charged to the guest and are not an owner expense.
Fixed Monthly Rent
For selected condos, Themed World may offer a fixed monthly rental agreement instead of a commission. Eligibility and the rent itself depend on the condition, equipment, location and expected performance of the property.

What the commission does not cover
The initial setup budget, the launch coordination fee, condo dues and utilities, and repairs. These stay with the owner and are documented with receipts.

Why the reserve matters
Small repairs are already covered by the running costs. But a fridge, an air conditioner or a washing machine is replaced every few years, and a unit that gets refreshed keeps earning more than one that slowly ages. Setting a small amount aside every month means those moments are funded when they arrive, instead of becoming a bad surprise.
Why this is what makes the property work
A short-stay condo performs because it is genuinely good, every single time — and because it keeps improving with what guests tell us. Better reviews lift occupancy and nightly rates, and that increase absorbs the spending. In a secure residence, with a team looking after the unit, doing things properly is what pays; cutting corners is what costs.
What these assumptions mean
Rates adjust with the pricing tool between a minimum and a maximum you validate with us. In practice we see three bands in this area: roughly 1,800–2,500 PHP in high demand (holidays, peak season, local events), 1,200–1,800 PHP in normal demand, and 800–1,000 PHP for last-minute or otherwise empty nights — an occupied night at 900 PHP can be worth more than an empty night priced at 1,500.
The 20% line groups platform commissions and taxes together; the exact split depends on the channel and on your tax situation. The upfront investment slider covers the equipment and preparation budget plus the launch coordination fee — what a given unit actually needs depends on what is already in it.
The payback figure simply divides the upfront investment by the estimated monthly income. It ignores seasonality and assumes the assumptions above hold.

Excludes a large TV, refrigerator or washing machine if these are missing. The real figure depends on what is already in the unit — a well-equipped condo costs noticeably less.
What sits inside that budget
- Around 25 custom prints and guest information displays, printed locally — about 10,000 PHP. Fixed with double-sided tape: no drilling, no damage to the walls.
- Balcony upgrade — about 11,000 PHP.
- The rest goes to linen, kitchen, lighting, seating and guest essentials.
Included / not included
Included in the launch fee: coordination, supervision, photos, listing creation and launch.
Paid by the owner: equipment, decoration, prints and any works, on receipts. Condo dues, utilities and repairs stay with the owner throughout.
Typical total at launch
around 70,000 PHP20,000 PHP of launch coordination plus roughly 50,000 PHP of equipment and preparation. This is an order of magnitude, not a quote: a condo that already has furniture, a fridge and a washing machine needs far less. Maintenance and repairs
- Minor expenses up to 3,000 PHP are handled directly and documented in your monthly statement
- Above 3,000 PHP: your approval first, with photo, diagnosis and quote

- Products charged at actual cost; exceptional shopping or travel at 300 PHP per hour plus transport
- Guest-caused damage is documented and claimed through the platform’s resolution process

Using the condo yourself
Your condo remains yours. Block dates in your owner calendar for yourself, family or friends — a few days or several weeks.

- Guests you refer get your preferred rate; the booking still goes through the agency with the usual commission
The management agreement
- 12-month management commitment, extended by the months you block for personal use

- Future reservations cancelled within the notice period: 10% agency compensation plus the actual platform cancellation costs; none after three months

Who pays for cleaning?

Yes. Block the dates in your owner calendar whenever you need it. Blocked months extend the 12-month commitment by the same duration.
